Adaptive Reuse & Restoration
Mamaroneck, NY
Principal Architect: Gregg C. DeAngelis
Israel D. Smith, AIA was Project Manager while employed at GCD Architects, Mamaroneck, NY
The Osborne Estate was designed by Stanford White, of the New York firm McKim, Mead and White in 1889. Located in Mamaroneck, NY on Long Island Sound, the house dominates a small peninsula with 14 acres of orchard-like surroundings. A number of smaller support and service buildings are scattered throughout the property, including a Caretaker's Cottage and a Carriage House. The house and grounds has been operated as a yacht club for decades. DeAngelis Architects previously completed the rehabilitation of the carriage house, which now serves as a recreation building adjacent to tennis courts. When Israel Smith joined the firm as a project manager he was tasked with completing constuction documents and providing construction administration for the rehabilitation of the Caretaker's Cottage, which included an addition to the original structure and the insertion of a residential elevator system into the existing structure.

After the Caretaker's Cottage, the Owner asked the architects to proceed with designing an historically accurate restoration of the main house, which had been partially destroyed by fire in the 1970's. The work done to the house after the fire was completely inappropriate. Mr. Smith was responsible for researching existing drawings and photos, and creating a coordinated set of drawings of the original structure.
In addition to the restoration of the main house, new residences were designed for other areas of the site. The design intent of these new homes was to compliment the scale and formal composition of the Caretaker's House. Mr. Smith was also responsible for the development of these preliminary designs.
The project stalled at the preliminary phase due to larger zoning issues on the site, however the design work needed for restoration of this historic home may be resumed in the future.
